Continuing a Legacy of Honest, Quality Service

I bring over 25 years of industry experience in building and inspecting homes. My inspections are thorough and also include important tips on how to maintain your home and suggestions on dos and don’ts. A written report is handed to the buyers on site as soon as the inspection is completed. The Ottawa real estate market can be demanding sometimes and getting a same day report is extremely valuable. Being in construction an approximate cost of repairs can also be done although this can be seen as being outside of a home inspection scope but I’m here to please and want my buyers to make the most informed decision possible.

Home Inspections

I offer a series of personalized home inspection services.

Cost of inspections can very between 250$ to 500$ or more depending on the type of building and amount of units in buildings.
Payment methods can be cheque, debit, credit or e-transfers on the day of the inspection..

HOME INSPECTION GUIDE

Understanding Your Home

A closer look at the major systems and components of your home.

01Grounds (Click Here)+

Grading

Proper lot grading is an important consideration when dealing with wet basements. The likelihood of water penetration problems into basements and crawl spaces is partially dependent upon the grading of the lot adjacent to the foundation walls.

Walks

Walks and driveways should be slightly sloped to drain water away from the house. Improper slopes can cause wet basement problems, erosion and frost damage to building foundations.

Regrading

When grading, basement windows may require window wells to help prevent water penetration, protect window frames and keep the window area cleaner.

Tree Branches & Leaves

Tree branches can damage roof and wall surfaces. Leaves can clog gutters and downspouts, while roots can clog drainage pipes.

Steps & Railings

Steps should be easy to negotiate and arranged so they do not collect water. Railings should be provided wherever there is a danger of falling.

02Roofing, Flashing & Chimneys (Click Here)+

Roofing Configurations

Some roofing configurations are more prone to ice damming. Vulnerable areas often occur where the roof changes direction or where different materials meet.

Flashings

Flashings are designed to keep water out and are used where materials meet, change direction or connect at joints.

Downspouts

Downspouts should discharge water a good distance away from the house, six feet or more if possible.

Chimney Deterioration

Chimney deterioration is common. Water can cause metal chimneys to corrode and masonry chimneys to deteriorate.

03Structure (Click Here)+

The Structure

The structure of a home includes the foundations, footings, floors, walls and roof. Structural integrity is essential to the safety and usability of the home.

Adfreezing

Adfreezing occurs when damp soil freezes to the building and soil movement can affect the foundation wall.

Water Penetration

Water penetration can deteriorate mortar in masonry foundations, reducing strength and potentially allowing shifting.

04Heating (Click Here)+

Heating Systems

A well-designed heating system should provide adequate heat, reliability, efficiency, comfortable distribution and safety.

Heat Distribution

Heat may be generated centrally in a furnace or boiler and distributed throughout the home using air in ductwork or water in pipes.

05Cooling / Heat Pumps (Click Here)+

Air conditioning systems move heat from a relatively cool space to a relatively warm space using refrigerants that change between gas and liquid states.

06Plumbing (Click Here)+

Plumbing System

The plumbing system supplies water for drinking, washing and cooking and removes water and waste from the home.

Main Shut-Off Valve

The main shut-off valve allows the water supply to the house to be shut off at one location and should be readily accessible.

Water Heaters

Water heaters may be gas, oil or electric. Their typical life expectancy is eight to twelve years.

07Electrical (Click Here)+

Electrical System

The electrical system is important for both safety and convenience and is commonly expanded or upgraded throughout the life of a house.

Grounding

A ground wire connects an electrical system to ground and provides a safe place to dispose of unwanted electricity.

Fuses & Breakers

Fuses and breakers perform the same basic function by protecting circuits from overload conditions.

Aluminum Wiring

Aluminum wiring was commonly used from the late 1960s until about 1978 as a less expensive alternative to copper.

08Interior (Click Here)+

Building Interior

The interior provides clues to structural problems and is often where water leakage is first detectable.

Floors

Good floors are level, have an even surface and should provide a durable surface for many years.

Walls & Ceilings

Wall and ceiling finishes conceal structural members, insulation, ductwork, pipes and wires.

Water Damage

Common sources include roof leaks, flashing leaks, ice damming, window leaks, plumbing leaks and condensation.

Fireplaces & Wood Stoves

Common safety concerns include cracked hearths, deteriorated firebrick, inadequate clearance and chimney openings.
